Unit Identification

Refer to the Subdivision Lot /Block Numbering for more information.

            Idaho Code 55-1505.1.b states that one of the requirements of a condominium declaration is: A legal description of each unit in the project, which description may consist of the identifying number, symbol or name of such unit as shown on the plat.

                  A number is the preferred identification for Units.  In any case, the identification of the unit shown on the face of the plat must match the identification in the declarations.

A condominium amendment must be numbered (e.g. Amendment No 1), and this amendment must be reflected in the amended declarations.

              A condominium amendment must use a new identifier for all units that were modified.  The identifier must be sequential.

A “block” is not applicable to a condominium; however there may be a need for separating the units by using a “building” or “floor” designation.  Whatever identifying scheme is selected, it should be reviewed to make sure that if the unit is modified and renumbered, it is unique and impossible to confuse with any other new or old unit in the project.

 

Review

·            Is each Unit labeled with an identifier, and is it consecutive?  This may include a “lot” for a private road, or a common lot.

·            Is there more than one building in the project?  Do the buildings need to be identified distinctly?

·            If the plat is an amendment, does the identification scheme agree with the original recorded condominium?

·            Will the Unit identifiers be readable after scanning?
