Adjoining Subdivisions

              Adjoining subdivisions are required to be shown.  A development across a public right-of-way would not necessarily be shown unless the boundaries were common along the centerline at the time of the original platting.

The record information from the Assessors mapping CD’s may only be as current as your subscription to update them.  Online research is available at Ada County Land Records Property Information System site

              If an adjoining subdivision is in the process of development, but not yet recorded, the subdivision name would not be shown.  There are exceptions to this, but there are also instances in the county records where a subdivision has gone clear through the process and never been recorded.  So any adjoining plats that had shown this name would have to have affidavits filed for the error.  It would be safer to just show “Unplatted”, but there are timing issues and other forces at work, including multiple developers with a single Surveyor/Engineer.  Use your own judgment, and contact the other surveyor.

Review

·            Are the adjoining subdivisions shown on all sides?

·            Are the adjoining subdivisions correct?  Check spelling and word order! Great Sky Estates Subdivision No. 7 is not the same as Great Sky Estates No. 7 Subdivision.  The name should match the record.

·            If the Book & Page where the subdivision is recorded are shown, are they correct?  Check both the beginning and ending page numbers, if they are shown.

·            If there are multiple sheets, are the adjoining subdivisions shown in greater detail, and do they match the other sheets?
