Final Plat Review Submittal Requirements

This list is for items to be submitted to the Ada County Surveyor for a Final Plat Review.

Materials required for submittals to Development Services, and the Ada County Planners as part of the Planning and Zoning approvals, should not be sent to this office, but should be sent to the staff Planner that you have been working with through the process to date.

Submittal Checklist:

q       The final subdivision plat mylars with all the necessary signatures, ready for recording, fully reviewed by the professional land surveyor stamping the plat.

q       The correct fees.  To determine what the fees are, check out the Fee page.

q       One copy of the deed(s) showing current ownership that matches exactly the signatures and titles as shown on the plat.  This should also be the deed that the plat Surveyor used to survey the boundary.

q       For subdivisions with the jurisdiction of Ada County - Two sets of blue-line prints, for concurrent review by the Assessor's staff for ownership, and the planning division for P & Z compliance.  For all other jurisdictions (Boise, Garden City, Meridian, Kuna & Star), only one set of blue-line prints is required for the Assessor's staff review of ownership.

q       One copy of the Final Street Name Evaluation Sheet showing all of the street and private road names approved for use on the plat.  If you do not have this, or not sure if you have a final or not, contact the Ada County Street Name & Address Specialist, Connie Tennant at 287-7936.

q       One copy of any new CPF's that were required to be filed under Idaho Code 55-1601 through 55-1612.  If you had to file a new CPF, it may not show up in the public records yet, even to us.

q       For Condominium Plats Only - a copy of the Condominium’s Declaration showing contents in accordance with I.C. 55-1505, in addition to the preceding requirements.  While we would prefer that the plat not even be accepted at the front desk without this document, we cannot usually enforce this.  Therefore, we will skip over condo plats as “incomplete submittals” until this document is provided.

q       For Initial Plats Only – For plats that are to be recorded under Idaho Code 50-1331 through 50-1333, an estimated bond amount letter should be provided, in addition to the preceding requirements.  For a copy of the surety agreement required, check out the Appendix on the County Surveyor’s Web Site

q       Field Inspection – An estimated date that the boundary and lot corner monuments will be visible and ready for inspection.  This is generally dictated by construction.  Contact Jerry Hastings (287-7912) at least one day in advance to schedule a field inspection.
